Vinyl softens and warps in sustained heat reflection and gets brittle in cold snaps; its seams give salt-carrying moisture a place to work. Wood-based products like LP SmartSide and primed spruce depend on an unbroken paint film to keep moisture out, and on a salt-air site, that film breaks down faster than the manufacturer's warranty timeline assumes. Cedar is a real, honest material, but it demands a maintenance schedule most homeowners don't keep up with once the novelty wears off. James Hardie's fiber cement is engineered specifically for this: it doesn't rot, it's not a food source for moss or algae organisms the way wood is, and it holds paint adhesion in a way wood-based products can't match. It's also non-combustible, which matters increasingly for insurance underwriting in this region.
What "Correct" Hardie Installation Actually Means Out Here
James Hardie makes a good product, but the product isn't the whole story — installation quality is what determines whether it performs for thirty years or ten. On a salt-air, high-wind-driven-rain site like Lummi Island, a few details matter more than they would on a sheltered inland lot:
Climate Zone and Product Selection
Hardie manufactures its lines to different HZ5 and HZ10 moisture and freeze-thaw specifications depending on region. Western Washington falls under HZ5 engineering, and using the correct HZ-rated product (not a generic or mismatched batch) is part of getting the manufacturer's intended performance and warranty coverage.
Flashing and Water Management
Wind-driven rain finds every gap a straight-down rain would miss. That means window and door flashing, kick-out flashing at roof-to-wall intersections, and proper head flashing above trim boards aren't optional details — they're the difference between water shedding off the house and water getting behind the cladding where no siding material, Hardie included, is designed to survive long-term.
Gaps, Fasteners, and Clearances
Hardie's install specs call for specific gaps at butt joints, corners, and penetrations, plus minimum clearance from grade, roof lines, and decks. Fastener spacing and type matter too — corrosion-resistant fasteners set correctly avoid the rust streaking and loosening that shows up early in salt air if the wrong fastener or spacing was used.
Caulking and Sealant Choice
Not every exterior sealant holds up to UV and salt exposure the same way. We use sealants rated for the exposure and follow Hardie's caulking guidance at joints that are designed to be sealed, while leaving the joints designed to be left open (per spec) actually open — over-caulking traps moisture just as badly as under-caulking lets it in.
Product Lines That Make Sense for This Exposure
Not every Hardie product line is the right call for every part of a house. For most Lummi Island homes, we're working with a mix:

We lean toward ColorPlus finishes specifically for island and shoreline homes. A factory finish that's already cured before it ever sees salt air or driving rain is a meaningfully different starting point than a field-painted board curing on-site in the same conditions that will eventually wear it down.

Our Process on Lummi Island
Getting a crew and materials onto Lummi Island takes more planning than a mainland job — ferry scheduling and load timing affect how we sequence delivery and crew days. We account for that at the estimate stage, not as a surprise mid-project. - Trim, corner, and sealant work, using sealants rated for UV and salt exposure
- Final walkthrough covering what maintenance (if any) the homeowner should expect going forward
Living With Hardie Siding in a Moss-Prone, Salt-Air Environment
One reason we like putting Hardie on island and shoreline homes is how little ongoing work it asks for compared to wood-based sidings. That said, a long moss season and salt exposure still call for a basic maintenance rhythm:
- Rinse siding (garden hose pressure, not a pressure washer aimed directly at seams) once or twice a year to clear salt residue and organic buildup before it stains
- Keep gutters clear so overflow doesn't run down the face of the siding and feed moss growth in shaded corners
- Trim back vegetation and tree cover that keeps siding damp and shaded longer than the rest of the house
- Inspect caulking at trim joints every year or two — sealant is the one component that wears out before the siding does
- Address any small paint chips at cut edges promptly with touch-up paint to keep raw edges sealed
Warranty and What It Actually Covers
James Hardie backs its siding with a transferable limited warranty, and ColorPlus finishes carry their own separate finish warranty covering fade and chipping. Warranty coverage assumes installation to manufacturer specification — which is a big part of why installation quality isn't a detail to shortcut. A warranty on paper doesn't help if the flashing behind the siding was wrong from day one. We install to spec specifically so that the warranty actually means something if it's ever needed, and so a future homeowner (if the house sells) can rely on the transferred coverage too.
